An unavoidable truth of our industry is that the most sustainable form of construction is no construction at all.

This project seeks to modernize an existing building while maintaining as much of the existing built form as possible.

The project brief called for a re-engagement with Victoria Street, a re-organization of the interior program (flexibility within the ground floor and separate access to a first floor office) and a re-interpretation of the built form.

The architectural response takes 3 forms:

1.       Maintain the character of the original single story structure and upgrade the common amenities to serve the ground floor tenancies.

2.       Strip back ornamentation of the 1990’s addition and open up of the ground floor façade to reconnect with the street.

3.       Wrap the existing 2 story form to re-define the street presence of the building, and its relationship to the adjoining properties.
